Our packages provide an all-inclusive framework for standard structural layouts. Specific fixture ranges, tiling allowances, and finishes vary strictly by your chosen package tier.
Authorized Brands & Warranty Notice: Tapware, hardware, and architectural product allocations are limited to our carefully vetted partner brands. Clients enjoy complete flexibility to swap colors, styles, or tile models within our designated range collections. However, if a client chooses to supply their own third-party fixtures or requests products outside our authorized brand schedules, those specific products are strictly excluded from our company warranty. Custom frameless styles or specialty architectural glass ranges (e.g., Freedom ranges) will incur additional costs.
Decorative Tile Trims: Metal or decorative edging profiles (such as brass, mitered edges, or brushed metal trims) are excluded from standard baseline package pricing and will be quoted separately.
We believe in 100% transparent pricing. We strictly follow the legislative guidelines of the Home Building Contracts Act 1991 (WA) to ensure you never face unexpected costs.
Written Approval on Variations: If structural issues are discovered after demolition, or if you decide to modify your design layout mid-project, a formal Variation Document will be issued. This document clearly itemizes the scope change and exact cost. In accordance with WA law, no variation work will begin until it is signed by both parties.
Complimentary Design Layouts: We provide free design layouts during your pre-start phase to help you visualize your space. Product upgrades can easily be added to any section during your design consultation.
Out-of-Package Additions: Any structural feature, non-standard layout, or high-end custom fixture selected completely outside our package boundaries will be cleanly itemized as a separate line item on your final contract.
To keep our baseline package prices highly competitive for Perth homeowners, the following services and items are excluded from our flat-rate schedules and must be quoted separately if required:
Painting & Decorating: Internal wall or ceiling plaster preparation, priming, and painting are not included in any package.
Ventilation Relocation: Relocating or shifting an existing mechanical exhaust fan from its current structural position will incur additional costs. If an exhaust fan or light is moved, subsequent ceiling plaster patching, flushing, and painting are excluded.
Sub-Floor Under-Bath Concreting: Depending on the age and structural state of your home, specialized concrete bedding, reinforcing, or leveling compounds may be required beneath a newly installed bathtub. Because these issues are hidden beneath your old floor, this can only be accurately assessed and quoted after the demolition phase is complete.
Niches & Recesses: Formed wall recesses or built-in shower niches are not included in standard package structures.
Supplementary Plumbing: The installation, supply, or relocation of additional toilet suites outside the primary bathroom blueprint will incur independent plumbing fees.
Property & Cosmetic Liability Limitations:
Flooring & Carpets: While our teams use commercial-grade protective coverings over walkways, the physical nature of structural demolition can occasionally cause minor wear or scuffs to adjacent pre-existing carpets or flooring. We do not accept liability for pre-existing or transitional area wear.
Ceiling Cornices: If your existing wall tiles run directly beneath your ceiling cornices, extracting those tiles during demolition may score, chip, or damage the cornice line. We accept no liability for subsequent cornice plaster repairs or matching replacements in these structural scenarios.
Major electrical overhauls or mains switchboard upgrades are excluded. Electrical work is strictly capped by your package tier:
Essential: Standard replacement of existing faceplates, switches, and outlets at their current physical locations only.
Signature: Relocation of general-purpose outlets (GPOs/power points) or plug locations, plus standard LED mirror/ambient lighting connections.
Prestige: Full electrical mapping flexibility, including full GPO relocations, new outlet cut-ins, and premium LED driver integrations.
Plumbing Assessment: Our licensed plumbing contractor will evaluate your property’s sanitary drainage system during the initial stages. A reflux valve assembly is not included in the standard baseline packages.
What is a Reflux Valve? Under the National Construction Code (NCC) Volume Three and AS/NZS 3500.2 (Sanitary Plumbing and Drainage), a reflux valve is a mandatory safety device required on low-lying properties. It acts as a mechanical one-way gate within your drain line. If the municipal sewer system backs up or floods due to heavy storms or blockages, the valve automatically seals shut. This stops external raw sewage from reversing course and overflowing through your newly renovated shower grates or floor wastes. If our plumber identifies that your home’s fixtures sit below the level of the nearest street sewer manhole, installing this device is a strict requirement under Australian Building Standards and will be quoted as an essential variation.

Statutory Liability & WA Standards: All on-site works are executed strictly by fully licensed Western Australian trade professionals in absolute alignment with the National Construction Code (NCC) and Australian Standards. In accordance with the Home Building Contracts Act 1991 (WA), we fulfill the mandatory 4-month defect liability period from the date of practical completion for any minor adjustment works.
Waterproofing Certification: Waterproofing is the single most critical structural element of a wet area build. A formal, signed Waterproofing Certificate will be supplied directly to you within 2 to 3 weeks of practical project completion.
Standard Pricing Framework: The package rates advertised across the Essential, Signature, and Prestige tiers are strictly reflective of single-story, green title residential homes. For all other types of properties—including multi-story dwellings, strata-titled properties, townhouses, duplexes, or high-density apartments—additional structural handling, strata compliance management, elevator/hoist logistics, and complex plumbing costs will apply and will be formally calculated as a custom variation.
